Adapting your CMMS to the maintenance of real estate assets

Maintenance management and CMMS software are often associated with the management of industrial machines and equipment. However, it is necessary to take into account the management of real estate and buildings, which are also subject to deterioration. This category includes goods associated with real estate structures (lighting, roofs, railings, etc.), as well as maintenance contracts relating to buildings, for example the maintenance of automatic doors.

A versatile CMMS

The objective of Mobility Work CMMS software is to make it possible to manage the maintenance of all types of goods and industrial assets, from the machine park to the real estate structures, in a single common system, accessible to all company departments. In this tutorial, discover how to maintain your real estate assets and buildings.

How do I add my real estate assets to my CMMS?

You can easily add your real estate assets to our maintenance management platform. To do this, simply click on” create new equipment ” and enter the following information:

  • Name
  • Description
  • Cost center (financial or geographic division)
  • Image
  • Labels, allowing equipment to be grouped by category.

Here is an example of equipment:

  • Name: Entry Door No. 12 — Finishing Workshop Building
  • Description: Serial number 6126900 — Under maintenance contract with company X
  • Cost center: Finishing workshop
  • Image: Photograph of the door
  • Tags: Automatic door — Maintenance contract

You can also link the different elements of buildings between them. Below is an example of the division of a building by a company managing its maintenance with Mobility Work CMMS:

Maintaining your assets with Mobility Work CMMS

Once your buildings have been created and all your real estate assets have been identified, your teams will be able to issue requests from their CMMS. For example, these may be redirected to the technical manager or maintenance manager, who will be notified via the application or by e-mail of the creation of a new request.

The latter may decide not to carry it out and to archive it (the applicants will be informed automatically), or to assign it to an internal maintenance technician or to a service provider.

The integration of QR codes or NFC chips will allow any user to automatically find the equipment from their smartphone in a few seconds.

Integrate technical documentation

Mobility Work CMMS also allows you to integrate all documentations of your buildings (plans, electrical diagrams, technical documentation, etc.) on the sheet of your equipment, and thus centralize access to your documentation.

You can also integrate all quotes or service reports in PDF format into your interventions. So, thanks to the search function from your CMMS, you can find the document you are looking for in a few seconds.

Manage your regulatory maintenance plans

Create in a few seconds your regulatory maintenance plans (RIA controls) on a calendar basis, from a Counter value. So you can follow all the preventive maintenance of your buildings and all of your real estate assets and be notified in the event of a delay in a planned intervention.

Find and rate your external service providers

You can at any time add your maintenance providers and assign interventions to them. They will only have access to what you have authorized them to. Once the intervention is carried out, you can assign them a score according to several criteria: costs, safety, quality and respect of deadlines. At any time, you can view the balance sheet of each of your providers and compare them with each other.

Our community maintenance management platform allows you to access a list of service providers employed by other companies at any time. Thus, you can at any time visualize all the service providers who operate on automatic doors in the geographical sector that you have specified.

Analyze the data on your real estate assets

Use theanalysis tool of your CMMS to trace and analyze all the interventions on your buildings at any time. This will allow you to get dynamic indicators and to make the best decision.

Mobility Work CMMS allows you to manage a large number of equipment, regardless of your industry sector. Flexible, mobile and easy to use, it is the ideal tool for making an easy and successful transition to digital maintenance.
