Les key performance indicators, or maintenance KPIs, are a tool that is increasingly used in businesses. They are particularly useful for optimizing the maintenance management of machines and equipment.

To make the most of this improvement lever, it is necessary to monitor your Maintenance KPIs With a GMAO adapted and efficient. In this sense, the Mobile CMMS is a particularly relevant tool.

Maintenance KPIs

The term KPI (Key Performance Indicator) refers to key performance indicators used for decision support in organizations. They are particularly present in the management of organizational performance, and generally make it possible to meet the following objectives:

  • evaluation,
  • diagnosis,
  • communication,
  • information,
  • motivation,
  • continuous progress.

In the maintenance field, the KPIs make it possible to monitor, compare and improve interventions on machines and equipment.

Choosing the right indicators to obtain good maintenance KPIs

To benefit from Useful maintenance KPIs thanks to your CMMS, it is important to carefully select characteristics and relevant indicators.

The availability of equipment

The availability rate indicates the extent to which an equipment is capable of performing a required function, in a specific condition and under specific time conditions.

This rate therefore depends on:

  • the number of failures, that is to say reliability;
  • repair speed, that is to say maintainability;
  • defined procedures, i.e. the organization of maintenance;
  • the quality of the resources available, that is to say the logistics.

There are three types of availability rates.

The gross availability rate

This rate makes it possible to compare the operating time with the availability of the equipment, in order to determine whether it is in a situation of overcapacity or not. This indicator gives the rate of use of machines and makes it possible to avoid buying certain equipment unnecessarily.

The net availability rate

Net availability is the gross availability minus the “causes of non-operation” of equipment. These can be:

  • production stoppages (repeated at the weekend or punctual over longer periods) due to a lack of demand;
  • national strikes that need to be managed internally;
  • an interruption of energy sources for reasons external to the production site.

The intrinsic or inherent availability rate

This rate indicates the probability that equipment will function properly, taking into account only the operating and active repair times of the equipment. It is calculated as follows: MTBF + MTTR. MTBF is the average time between failures, and MTTR is the average repair time.

The reliability of the machines

The main reliability indicator is MTBF (average time between failures). It indicates the probability that a machine will perform a required operation within a specified period of time and under given conditions.

There are other reliability indicators such as the MTTF (average time before failure), which indicates the average operating time of an equipment before its first failure, or the MUT (average operating time after repair).

The relevance of maintenance

La relevance of maintenance can be measured by analyzing certain indicators, such as:

  • the planning rate, which is the sum of the planned hours for planned operations divided by the total number of hours available, the ideal level of which is 100%;
  • the rate of completion of the plan, which measures all factors that may interfere with planned operations on a daily basis, and which corresponds to the sum of the planned hours of planned and completed operations divided by the sum of the planned hours of planned operations.

The effectiveness of interventions

The maintainability of equipment is measurable through the effectiveness of interventions. This can be measured by the probability that a stopped machine will be back in service after a given time.

Choosing the right CMMS to monitor your maintenance KPIs

The effectiveness of the monitoring and analysis of Maintenance KPIs depends greatly on the GMAO used.

The role of CMMS in performance measurement

La GMAO is a fundamental tool for measuring maintenance performance, through key indicators. It thus provides both:

  • performance measurement indicators;
  • a toolbox to improve performance;
  • benchmarking tools.

The performance indicators, some of which are listed above, provide accurate quantitative data. Thanks to the GMAO, it is possible to measure, analyze and report this data, for example in a dashboard. The more efficient and ergonomic the software used is, the more KPI analysis maintenance will be quick and useful, and the simpler and more accessible their feedback will be to all maintenance teams.

At the same time as collecting maintenance KPIs, a Mobile CMMS and efficient as Mobility Work makes it possible to act positively on each of the indicators and to gain in productivity and reactivity at each moment of the treatment of a curative intervention. It will thus provide, in real time, answers to questions such as “who is the most competent and available technician to quickly solve this problem?” ”, “what is the most likely cause of this outage?” or “what spare parts are needed for this intervention?” ”.

Finally, a Latest generation CMMS makes it possible to benchmark between different periods of activity, between different teams, etc. It thus allows a detailed analysis that guarantees the success of maintenance operations and improves the overall productivity of the company.

Reconciling two visions of maintenance thanks to mobile CMMS

For optimal maintenance management, it is important to take into account two visions:

  • the vision of field teams and the search for improvement of operational performance and working conditions;
  • the vision of management, including the motivation of teams and the achievement of financial goals.

Thanks to the Mobile CMMS, you can reconcile these two visions: on the one hand, field teams have an efficient tool that greatly facilitates their task and therefore encourages them to seek continuous improvement. On the other hand, managers and managers have a powerful means of analysing and streamlining their maintenance strategy.

La Definition and monitoring of KPIs are both delicate and strategic areas of maintenance management. With the Mobile CMMS, these key steps are much easier to carry out. A solution such as Mobilty Work also makes it possible to optimize maintenance management thanks to Maintenance KPIs relevant and to involve all the employees concerned in this objective.
